Residents
- Submit a letter stating who you would like removed from the lease. All current residents on the lease must sign this letter.
- Submit a new application, proof of income & photo ID for all persons who wish to stay on the lease.
- If the person is under the age of 18, notify our office in writing of the name and date of birth.
- If the person is 18 years of age or older, they must submit an application, plus proof of income, photo ID and social security card.
- We do not accept credit or debit cards for rent at this time.
- We accept personal check, money order / cashier's check, or you may sign up for RentCafe.

- Rent is always due on the 1st.
- The grace period is until the 3rd day of each month.
- If the 1st is a weekend or a holiday, rent is due the next business day.
- A late fee will be assessed if rent is received after the 3rd.
Yes, we do.
10% of your full monthly rent (drop the cents). The fee caps out at $75.

Nothing may be attached to the building in any manner. Please refer to your Rental Agreement, or view the Satellite Dish & Antenna Addendum.
- Your 30 day notice must be in writing and delivered to our office. Click here for a 30 Day Notice form.
- Your 30 days begins when we receive the notice.
- Please note that if you are on a lease, a 30 day notice will not release you from responsibility to still pay rent.
- Start by submitting your 30 day notice to our office.
- You will still be required to pay rent until a new renter starts paying rent, or until your lease ends (whichever comes first).
- There are additional charges associated with breaking a lease. Please refer to your Rental Agreement, or view the Lease Cancellation Addendum.

- Residents have an important role in preventing and controlling bed bugs. Please see the attached article for more information.
- If you suspect you have bedbugs, please call us right away!
Investors / Clients
Yes, of course! "Pets", or "No Pets" will be part of your written management agreement.
For liability reasons, we only allow licensed and insured vendors into occupied units. If you would like to do work on a vacant unit, arrangements can be made.
Yes! If you like, we will call you once the application is processed and verified to discuss with you. We will give you our recommendation, but you can have the final say.
We perform quarterly inspections and a complete interior inspection annually.
Monthly financial statements will be mailed or emailed (as you prefer), as well as annual summaries suitable for tax purposes.
- The residents rent will be deposited into our Trust Account.
- Our fee and any other costs are paid out from the rent.
- The rest of the funds (less reserve) is distributed to you on a monthly basis.
- Your distribution can be in check form, or direct deposit (your choice).
- The amount we reserve in your account varies based on many factors, and will be stated clearly on your management agreement.
- If you own single-family homes, funds are distributed no later than the 10th.
- If you own apartments, funds are distributed no later than the 15th.
